Sacramento Foreclosures

What would you do in this situation?
Should I keep the house or let the house go into foreclosure
I bought the house over 2+ yrs ago in Sacramento, CA
I’m the only one on the mortgage and title
I lost my job few months ago
I’m behind on few months of mortgage payments.
my tenant moved out last night
I’m separated from my husband
Has anyone had luck with loan modification with the bank or a lawyer?
Should I pay a laywer to help me with a loan modification?
They are charging me 1% of my purchase value, which is around $3000. Is this reasonable price?
Thanks for reading
You may be eligible for the Hope Now Alliance program that offers loan modifications based on income and debt-they work with lenders to prevent foreclosure. Don’t pay a fee at this point-you can’t afford it, and you have the time to talk to the lenders yourself. Be careful, the information from Hope Now is free-there others trying to collect a fee. This one is the government site.

PS-there is a seminar, I just found on the site-in Sacramento tonight!
