Foreclosure Breach


landlord let rental property become subject of foreclosure, it says in my lease that i can terminate the lease?

so i did, i gave him notice on may 30th that i would be vacating the premises in middle of june since I got a second notice of trustee estate sale of the property end of may, i left on june 12th and ask for my security deposit back, he claims since i stayed till the 12th without paying for june’s rent, that he will be deducting 12 days of rental value from the deposit, can he do that since he was the one that breached the contract?
i guess my question really was, since it was a huge inconvenience for me to find a new place to live on such a short notice since the auction sale was June 16th that i wanted to keep my full security deposit because i had to use all my savings to find a new place, first month, security deposit, moving truck etc… just feel like i should be reimbursed for the hassle

Breach of contract does not de-obligate you from paying for using the property until the 12th..yes he can do it – the breach of contract only allows you to terminate the lease without penalty (rent from usage is not a penalty).
