I have decided I want to sell my house in a very bad and flooded market, what real estate should I look for?

There are homes for sale all around mine, and of course foreclosures.I am willing to sell my house at below market value to get rid of it.I rented it out twice, to people that seemed nice, were employed, but left me with unpaid rent, mess, and more bills.I am tired of cleaning up their mess, and I figure the housing market will not get better in the next couple of years, anyway.There are a lot of realtors out there, some are more aggressive then others.Should I go with a big company like a Century 21, Coldwell Bankers, or more of an independent local realtor?I tried to sell it on my own, by putting a sign in front of the house, but all I am attracting is, renters, nobody has good credit.

You need to understand how the process works so that you can be successful in selling the house yourself. If you want an agent, please interview at least 3-5 agents or Realtors (yes there is a difference) so that you know they are working with you and that you are comfortable with.

If you want to sell it on your own you have to be more active than just sticking a sign on your lawn. Make flyers and hand them out to 20 neighbors who live across the street from you. Also give flyers to 5 neighbors on each side of your property. Ask the neighbors if they may have a friend or relative who would like to be closer to them or if they will put it up on the bulletin board at work. Also make sure you have 100 flyers attached to your sign so that people driving by can hop out of their car and grab a flyer. Next, let them call you and set up appts to see your house. Don’t just let them come into your house if they are in front of it because your house might not be ready to show.

If you contact an agent or Realtor make sure you give them a time frame on when you want your house sold. Be realistic and if your willing to price it below the market but not too much below your agent will be able to do a better job.

It does not matter what company you choose whether it is Re/Max,Keller Williams,Century 21, etc or if its a smaller company. It is the agent;s or Realtor’s experience and knowledge, their understanding of what their Buyer or Seller wants, how the process works and not necessarily the sales figures. Why do I say that? You could have an agent who is a top seller but only sells expensive homes or you could have someone who may be relatively new and who does better because they understand the process.
