better investment.. gatlinburg pigeon forge rental cabin or franchise coffee shop?
wife wants to open a local coffee shop since our town of 80,000 doesn’t have one however I want to take advantage of all the great deals on cabin foreclosures 7 hours away in Tennessee and get one or two on a rental plan
any thoughts out there?
Coffee shop — your town doesn’t HAVE one, but does it NEED one. Unless the shop has other draws, like full bakery, lunch, etc., you’ll have a hard time paying the bills. Especially if your don’t own the building and are paying rent.
Rental cabins — you have to pay someone to manage them, clean them, maintain them. Insurance costs (especially liability) are high. Wear and tear is a big problem with these rentals. You don’t rent them out 365 days a year. It can be spotty income.
