Address Foreclosures

can countrywide and wells fargo foreclosures require their own approval to buy?
it seems to be a conflict of interest giving my financial details to the seller. i’m concerned they would try to squeeze everything they can out of me rather than engage in honest negotiation. (I also find it somewhat insulting since at 20% down and credit in the high 7s I’m in better financial shape than they)
any wells fargo or countrywide lenders out there want to address this?
Yeah, things are a bit different with foreclosures. Yes, they can do this and they do. Here’s why. The lender is going to take a beating on any foreclosure so they want (and have a right) to minimize their loss. They want to know, for instance, that you’re a better risk than the previous owner. They also have a right to make sure they aren’t being scammed. You’d be surprised how many people in foreclosure try to make an arrangement to sell to a friend with the understanding they’ll buy the home back from the friend afterwards, at a big savings, of course, at the lender’s expense.
